We take over pricing for your property. We connect over the API to the system you already run, agree a strategy, build the rate plans - and from then on prices work by rule rather than whenever somebody has a free afternoon.
In most properties we take over, the rate card has three lines: low season, high season and long weekend. It gets set in March and stays untouched until October.
That rate is wrong in both directions at once. On dates where demand exists you sell too cheaply and fill the property a month ahead, then watch competitors take a third more for the same room. On dates where demand does not exist you hold the price to the end and keep empty rooms that now cost you a night you can never sell.
A room night is a product that spoils at midnight. You cannot sell it later or carry it into next month. That is why in this business reacting to what the calendar is doing is worth more than the rate itself.
This is not an argument for discounting. Just as often we raise rates - on the dates the property would have filled anyway.
When the property is small and sells out months ahead - there is nothing to manage. And when it has no traffic yet: then the problem is visibility, not price. We will say so before signing anything.

How many bookings arrived over seven days and for which dates. This is the report that lets you react before a date burns out or stays empty.
Each report compares the month against the previous one and against the same month a year earlier. Without that second comparison, seasonality eats every conclusion.
Depending on scope, which works out at roughly 10-40 hours of work per month.
Revenue management works on the demand you already have. If bookings still come almost entirely through portals at 15-18 percent commission, the website is the thing to fix first.
